Why I Started Kaplan Lending and Chose to Be the Bank

From building a life in the Lehigh Valley to helping real estate investors access capital, Ray Dominguez shares the story and philosophy behind Kaplan Lending.

Ray Dominguez, founder of Kaplan Lending, sharing the story behind the private lending company in Allentown Pennsylvania

I did not grow up planning to become a hard money lender. My journey into private lending in Allentown and the Lehigh Valley started with something much more personal: building a better future for my family and learning along the way that access to capital can create opportunities for other people, too.

I came to the United States from Santo Domingo when I was seventeen to finish high school. My father had been a businessman and politician in the Dominican Republic before eventually settling into farming, while my mother worked in sales. Their examples taught me about work, responsibility and the importance of creating something that could last beyond yourself.

After spending time back in the Dominican Republic helping run my father's cinderblock company, I returned to Pennsylvania and continued my education at Lehigh Carbon Community College before studying finance at DeSales University. Eventually, I built a career in CNC machine sales, working my way into outside sales engineering.

That experience taught me something that continues to shape how we operate Kaplan Lending today: business is built on relationships.

Real Estate Changed the Direction

My path into real estate investing was not part of some master plan either. Some of my earliest properties were homes I originally purchased to live in. My mother encouraged me to think about those properties differently and recognize that real estate could become more than simply a place to live.

That shift in perspective eventually led to investing, and investing led us to lending.

As we became more involved in real estate, people actively buying and renovating properties began approaching us about financing their projects. We started looking closely at the opportunities, the properties behind them and how properly structured private lending could work for everyone involved.

That was the beginning of Kaplan Lending.

What interested me was not simply the idea of lending money. It was understanding the real estate, evaluating the numbers and helping capable investors move forward when a traditional lending process might not fit the opportunity in front of them.

Building a Private Lender in Allentown

We built Kaplan Lending in Allentown, Pennsylvania, right here in the community that I call home. That local connection matters to me. The Lehigh Valley real estate market, including Allentown, Bethlehem, Easton and surrounding communities, is filled with investors, contractors, Realtors, entrepreneurs and families working to improve properties and build businesses.

Many real estate investment opportunities do not fit neatly into the traditional banking model. A property may need significant renovation. An investor may need to close quickly. A project may require short-term financing before transitioning into permanent financing. In those situations, private lending can provide another option.

A hard money loan, sometimes called a private money loan, is generally short-term financing secured primarily by real estate. Rather than evaluating a transaction exactly as a traditional bank would, a private lender can place greater emphasis on the property, the project, the borrower's plan and the strategy for repaying the loan.

That makes private lending particularly relevant for fix-and-flip projects, bridge financing and other real estate investment opportunities in the Lehigh Valley.

Why Speed Matters in Real Estate

Real estate opportunities rarely wait for the most convenient financing timeline.

An investor may find a property in Allentown that needs significant rehabilitation before it can be sold or refinanced. Another investor may need bridge financing to secure a property before longer-term financing is available. In competitive situations, the ability to understand the deal and make decisions efficiently can matter.

This is one of the reasons investors consider hard money lenders in Pennsylvania.

Speed, however, should not mean abandoning discipline. At Kaplan, we believe good private lending starts with understanding the property and the transaction. That means evaluating comparable properties, the proposed scope of work, collateral, loan-to-value, the borrower's experience and the exit strategy.

We want to understand how the deal is supposed to work before the loan is made.

More Than Financing a Property

One of the biggest lessons I have learned throughout my career is that money is a resource. Used responsibly, it can help someone purchase a property, renovate a neglected home, grow a real estate business or take advantage of an opportunity that otherwise might have passed them by.

That philosophy has become an important part of Kaplan Lending.

We want investors to understand their financing, not simply receive it. That means talking through the deal, asking questions and building relationships that can extend beyond a single transaction.

It is especially meaningful to do that here in the Lehigh Valley, where I have built my own career, relationships and family life.

Building Something That Lasts

When I think about Kaplan's future, I think about more than the number of loans we close.

I think about building a foundation.

I want to be remembered as someone who came to this country, worked hard and created something that helped provide a better future for the people who came after him. Kaplan Lending is one part of that story, but it is also an opportunity to help other people pursue their own.

For real estate investors in Allentown, Bethlehem, Easton and throughout the Lehigh Valley, private lending can be another tool for turning the right property into an opportunity.

And sometimes, having the right capital at the right moment can make all the difference.
